Tech Valley offers many industrial and technology parks that will meet most business needs. Some of these parks are shovel ready, offer expedited permitting and are able to have a new tenant operational in less than two months.
If a park is located within an
Empire Zone, a new tenant may be qualified to receive significant tax credits and incentives.
These parks support light and heavy manufacturing, general and professional office space, warehouse distribution, technology and research facilities, retail operations and laboratories.
Many parks are located near major highways, railroads and/or airports allowing for easy transportation and distribution of products.
Adirondacks/North Country
Clinton, Essex, Franklin, Hamilton and Warren Counties including the cities of Plattsburgh and Glens Falls and the villages of Lake George, Lake Placid and Speculator.
Several Empire Zones are available throughout the region, offering outstanding incentives and benefits. Plattsburgh Air Base Redevelopment Corp (PARC), the former Plattsburgh Air Force Base, has more than 4,000 acres of choice industrial space, intermodal transportation links, office buildings, lakefront property with resort potential and an Empire Zone. The Essex County Industrial Development Agency and the Franklin County Industrial Development Agency have potential sites available in those counties. Capital Region
Albany, Rensselaer, Saratoga, Schenectady, Schoharie, Washington Counties including the cities of Albany, Saratoga Springs, Schenectady and Troy and the towns of Bethlehem, Colonie, Guilderland, Greenwich, Mechanicville and Schoharie.
Whether you need land, building, offices, warehouses or manufacturing space, the Capital Region has it all. The area has attracted a chip fabrication plant by Global Foundries in the Luther Forest Technology Campus in Malta. Rensselaer Polytechnic Institute’s technology park in North Greenbush is used as an incubator for start up companies. The Saratoga Economic Development Corporation is a private sector, not-for-profit consulting firm established in 1978 that works to create jobs and increase the tax base while improving the quality of life for the residents of Saratoga County. This mission is accomplished by retaining existing businesses while attracting new ones.
Hudson Valley
Columbia, Dutchess, Greene, Orange and Ulster Counties including the cities of Hudson, Kingston, Newburgh and Poughkeepsie and the town of New Paltz.
Columbia County’s Empire Zone covers designated areas in the county that offer special incentives to encourage economic development, business investment and job creation. These areas comprise abundant vacant land, existing prime industrial and commercial buildings, skilled workers and ample power and water resources. The Gerald R. Simons Commerce Park wraps around the Columbia County Airport and offers sites for sale or lease in a variety of configurations. A few miles north of the Commerce Park on State Route 9H is the Falls Road Industrial Park, offering building sites for distribution and light manufacturing enterprises.
Mohawk Valley
Herkimer, Fulton and Montgomery Counties including the cities of Amsterdam, Gloversville, Herkimer, Johnstown and Little Falls.
The Fulton County Economic Development Corporation offers the Crossroads Industrial Park in Gloversville and Johnstown Industrial Park, a beautiful rolling expanse of almost 200 acres. Several individual sites and existing industrial buildings are available throughout Herkimer County through its Industrial Development Agency. Located in the heart of the city of Amsterdam, the Mohasco Technology Campus is a truly unique park-like setting of more than 10 acres with a stream running through it. The campus is located in the New York State Empire Zone and is only 27 miles west of the Luther Forest Technology Campus. Also in Amsterdam, the Edson Street Industrial Park is located on the very edge of the city and is home to a number of businesses, with a view of the Mohawk Valley.
